Located off the Tema-Akosombo road and about 10 minutes’ drive from the Tema motorway roundabout, Community 22 is one the fastest growing residential areas in the Greater Accra Region and Ghana as a whole. This rapid development is due to a large number of people looking to move into the neighbourhood. This is especially driven by the perception that land and other properties in the area are relatively cheaper than in more established neighbourhoods in Accra like East Legon Hills and Spintex. As such, more Ghanaians, especially middle class workers, are looking to acquire properties within this neighbourhood as it is more likely to fall within their budget.
One would imagine that for a budget friendly neighbourhood like Community 22, the quality of amenities might be on the lower side. This is fortunately not the case. The neighbourhood is well planned and exquisitely laid out. Electricity and water is provided from the country’s public mains, ensuring that properties can be connected to receive these utilities. There are a number of serviced plots of land in the vicinity and the supply makes developing on them relatively easy and convenient. In addition, there is a well-planned and maintained road network which makes it easy for residents to access other areas of the city. These areas include East Legon, Teshie Nungua and the other communities of Tema.
The residential potential of the area has resulted in multiple property developers buying land to construct houses and apartments. This is due to the fact that apart from people looking to build their own houses, there is a significant number who are looking to buy or rent houses and apartments in Community 22. This provides business potential for property developers to tap into the emerging market.
Lands in Community 22 are slowly becoming in high demand and it will only be a matter of time before their prices go up. Currently the price of land for sale in Community 22 is around GH₵50,000 for a 70 by 100 foot plot. These prices are however usually negotiable and the final price is dependent on the negotiation skills of buyer and seller.
