Community 25, which is located in Tema, is a relatively new residential area that has experienced a rise in its popularity in recent times. This is due to the fact that quite a large number of people are looking to move into the neighbourhood, since older and already established areas like East Legon and Osu are saturated by residents.
Another factor influencing the rise in popularity is the aspect that the cost of buying land and houses in Community 25 is relatively cheaper compared to other main locations in central parts of Accra like Cantonments and Airport Residential Area.
Apart from the lower costs and less saturation, the attractiveness of Tema and Community 25, is the nature of the area. Tema was previously one of the best planned neighbourhoods in Ghana and although in recent times standards have somewhat fallen, the newer communities are still rather impressive.
This high standard is promoted by well-planned road networks as well as very detailed and thought out building layouts. All these make movement around the neighbourhood very simple and convenient to residents. The road network links Tema to nearby quarters such as like Sakumono, Spintex Road, East Legon and Teshie Nungua.
Another reason a majority of people are looking to own land and other property in Tema Community 25 is the fact that Tema has a high business potential. Due to the rising scarcity in more established areas, more and more people are striving to buy plots, and this is driving up the price of land in general. As such people sometimes buy land with the thought of re-selling it, or developing it at a later date.
Prices of land for sale in Tema Community 25 tend to hover around the mid-range of land prices in Ghana. Lands in Tema Community 25 are sold for around GH₵20,000 for a 70ft x 100ft plot of land. This amount compared to areas like East Legon and other communities in Tema, seems very reasonable and provides a great bargain for anyone looking to own land in the neighbourhood.
